How Important Are Home Inspections?

     

    So you have decided to purchase a home.  Probably the biggest investment that you will make in your lifetime.  Now what?  After you have successfully negotiated the offer on the home – with the stipulation that you will be doing inspections, you need to decide who you want to conduct the inspection.  You may also want a specialist in different fields to complete certain inspections depending on the age of systems, roof, age of the dwelling etc.  Home Inspectors do a great job, however they are not specialist in all fields. Home Inspections will typically run around $350 to $450.  This typically is based on the square footage of the home.  If the home’s roof is older and you decide to have a roof inspection, the cost can range anywhere from $75 for a simple opinion to $300 to have a General Contractor certify the condition of the roof.  If the age of the HVAC unit and you believe it is nearing the end of its life, it may be worth it to have a technician inspect the unit.  This can typically range around $85 – $100 per unit.  You can even have the fireplace inspected.  This usually will range around $149.  You can even higher a Structural Engineer to check out Foundations, joists and more.

    ATTENTION SELLERS!  How important do you think having a Home Inspection on your home –  prior to putting it on the market would be?  It is my opinion, that a pre-market inspection is one of the most important things you can do before you list you home for sale.  I personally would want to know if I have an issue that could be costly or even prevent my home from selling.  It is a terrible thing, to list you home for sale so that you can purchase the home that you have already fallen in love with – only to be told 2 weeks after contract that the buyer is terminating the contract because they did not like the inspection results. Give your self some peace of mind and order your Home Inspection.
